For me, CMAs are a two step process. On the first visit, I will come out, meet the owners, and take a brief tour of the property (inside and out). I will make note of the features that may add some extra value, and make note of any detractions (or problem areas that may need to be addresses prior to going on the market). I will also take some exterior measurements to help me calculate the total heated square footage.
During this first visit, I will also drop off my business portfolio, several pamphlets and brochures, and other marketing information that will help the owners get started with the process of getting their property on the market.
Using the information obtained during the first visit, I will pull comps from the MLS and obtain information from the county records. Weighing information like location and condition, I will work up a detailed market evaluation for the property. This evaluation will include a list-price range indicating what the current market will support.
After working up the fugures, I will call the owners to schedule a follow-up visit. During the second visit, I will share the detailed CMA with the owners, thoroughly going over the comps used, the neighborhood stats, and the current market conditions. I will then provide details of my marketing plan, my value-added services, and an overview of how the whole process works.
